Do you fix/repair corded windows?

If a corded window is in need of a repair or if we cannot make it compliant we will inform your property manager who will arrange the repair/alteration with a preferred professional.

What are you checking when servicing smoke alarms?

We have a strict 10 point service criteria

1: When inspecting a residential property, visually ensure the premises has the correct number of smoke alarms in the correct locations and do they comply with Australian Standard 3786. If not, the installation of a new smoke alarm is required.

2: Remove smoke alarm from its bracket, check its expiry or manufactured date (10 years or older alarm must be replaced). If the alarm is a 240 volt type the law states a licensed electrician must replace the unit. Notify the property manager.

3: Remove the 9 volt battery and inspect for corrosion, if noted, replace, measure voltage if below 8.9 volts, replace.

4: Ensure battery terminals are free from debris

5: Label each smoke alarm with date of inspection details

6: Ensure smoke alarm is secure in its bracket

7: Inspect/clean ventilation holes, these must be free from debris.

8: Push and hold test button and confirm audible alarm loud enough to meet Australian Standards

9: Recheck smoke alarm position, it must not be located in dead air space, must be free from possible smoke obstruction

10: Compliance certificate issued once your property has met legislative requirements

What are you checking when checking corded windows for compliance?

Inspect all window coverings attach warning tags on all corded window coverings and when required the installation, of cleats, vertical blind retention devices, sloop safety units or beaded chain joiners Provide a Compliance Statement including recommendations for any corded window that cannot be made to comply. The corded window inspection along with the smoke alarm inspection and safety switch inspection will be undertaken at each lease renewal or lease change ensuring ongoing compliance. The service is an annual service to ensure compliance
